WHY FACILITY MANAGERS ARE NEEDED IN REAL ESTATE

Once a building is completed, it requires ongoing maintenance. Multiple activities need to be regularly carried out to ensure optimum functionality. These range from security checks to regular servicing of equipment like the air conditioner. All these, and many more, come under the purview of the facility manager.

Facility managers oversee the health of a building (or facility). As described by the International Facility Management Association, they ensure the functionality of the built environment by integrating people, place, process and technology. In other words, they ensure that all maintenance services, from plumbing to security, are provided for the benefit of the occupants.

Their role includes the following:

1. Ensuring that the facility is operating smoothly each day

The maintenance professional confirms daily that all aspects of the building are functional.

2. Dealing with emergency issues

The maintenance firm would need to deal with anything that breaches the safety, security, or usability of the facility.

3. Planning for the future of the building

Besides monitoring the current state of the building, the facility managers ensure that the structure will continue to be usable and beneficial to its occupants in the future.

The maintenance firm will also need to plan ahead for needed repairs and replacement to the building’s facilities and amenities.

In view of the critical role that adequate maintenance plays in the proper functioning of a building, it is important that a facility manager is involved in its design and construction. As the architect prepares the designs, it is essential that a facility management firm is on ground to advise on how the design details would affect the eventual maintenance of the completed structure. A real estate project or development begins with an idea – an idea which needs to be expressed in a building or structure. This is where an architect comes in.

Architects can be described as idea interpreters. They take your idea and give it flesh and bones. By developing designs, integrating building systems, creating architectural and construction details, selecting finishes, and observing the construction process, they ensure that the idea is brought to life as conceived.

Architects bring a multidisciplinary knowledge of the sector to real estate developments. They function as designers, planners, coordinators, and managers. Through their understanding of the necessary balance between form and function in a building or space, they are able to provide advisory service to developers and intending property owners.
